Tile in Heartland, TX
Tile is the only floor in a Texas house that does not care about standing water, a dog bowl that tips over, or a west window that cooks the room every afternoon. What it does care about is the slab underneath it. Most of the work in a tile job that lasts happens before the first tile is set. Installed by our own crew across Heartland.

Heartland is a 2,000-acre master-planned community, not an old Texas town. Huffines started it in 2006 at I-20 and FM 741 between Forney and Crandall, and the 2020 census counted 8,509 people. Nearly every house sits on a slab poured in the last twenty years and was handed over with builder-grade carpet and entry-level vinyl. That is most of our work here: the first real upgrade a house has had. Our Forney showroom is a short run up FM 741, and we bring samples to your kitchen. Call (972) 564-5533.
Heartland is not a town with a courthouse square. It is a 2,000-acre master-planned community that Huffines Communities started in 2006 on I-20 at FM 741, about ten miles east of I-635, sitting between Forney and Crandall. The 2020 census counted 8,509 people, and the place is still filling in, Huffines has kept opening new development phases hundreds of lots at a time. Kids go to Crandall ISD, including Hollis T. Dietz Elementary, Opal Smith Elementary and Heartland Middle School, all inside the community. The Oasis amenity center, the 35-acre stocked lake with its fishing pier and the trails through 400-plus acres of open space are what people picture when they hear Heartland. Retail finally arrived at Heartland Town Center on the corner of I-20 and FM 741.
What that history means for floors is simple. Almost every house here was put up by a production builder in the last twenty years, Bloomfield, Chesmar, Coventry, Highland, HistoryMaker, Impression, KB Home and Pacesetter among them, on a slab poured on Kaufman County's Blackland Prairie clay. Almost all of them came with builder-grade carpet in the bedrooms and up the stairs and an entry-level vinyl in the wet areas. Five to ten years in, that carpet is finished.
New does not mean flat. Houston Black clay, the soil under this part of Kaufman County, cracks open in an August drought and swells shut again in a spring rain, and it moves a young slab the same way it moves an old one. Before rigid core plank or a large-format tile goes down in an open Heartland floorplan, we check the slab across the whole run, grind the high spots and fill the lows. Long uninterrupted sightlines from the entry through the kitchen are the reason people buy these plans, so the plane has to be right and the expansion gaps have to land where trim will cover them.
Our showroom is at 10 Mustang Court in Forney, a short run up FM 741, and we bring the samples to your house so you can see them against your own cabinets and your own light.

Tile in Heartland, questions
My Heartland house is only a few years old. Why does the floor already feel uneven?
Age has little to do with it. Heartland sits on Kaufman County's Blackland Prairie, where Houston Black clay opens into deep cracks in a dry August and swells shut again after spring rain. That movement works on a five-year-old slab the same as a fifty-year-old one. We measure the slab across the full run before we quote, then grind and fill so rigid plank or tile has a flat plane to sit on.
Can you match the flooring the builder put in?
Usually we can get close, and often we can do better for the same money. The production builders working in Heartland, Bloomfield, Chesmar, Coventry, Highland, HistoryMaker, Impression, KB Home, Pacesetter, draw from a short list of entry-level carpet and vinyl. We bring samples out to the house so you can lay them next to what is already down, in your own light, before you decide anything.
How quickly can you start in Heartland?
Usually within about two days of you approving the estimate. Our showroom is at 10 Mustang Court in Forney, minutes up FM 741, so Heartland is an easy run for our crews, the same crew we have had for twenty years, never subcontracted. Estimates are free and we bring samples to the home. Financing is available through Synchrony and Wisetack, and labor carries a one-year warranty.
Porcelain or ceramic for a main living area?
Porcelain, in almost every case. It is denser, it absorbs almost no water, and a through-body product will not show a pale scar where it chips. Ceramic is a fine wall tile and fine in a guest bath, but on a floor taking the whole family and a dog every day the glaze wears through before you are ready to replace it.
Will tile crack if the slab moves?
It can, which is why the membranes and movement joints exist. An uncoupling membrane lets the slab shift underneath without dragging the tile along, and a soft joint over every control joint gives the floor somewhere to relieve stress. That covers the seasonal movement Blackland Prairie clay produces. No membrane survives structural failure, so a slab that is actively separating gets addressed first.
Does tile and grout need to be sealed?
Porcelain does not, since there is nothing for a sealer to soak into. Natural stone always does, before grouting and periodically afterward. Cement grout is porous and benefits from sealing in showers, entries and kitchens. A high-performance grout is far less absorbent from the day it cures and takes most of that maintenance off your list.
