Rockwall is the county seat of the smallest county in Texas by area, and its housing stock covers a lot of ground. Chandlers Landing went up on the Lake Ray Hubbard shoreline starting in 1970, two years after the lake was impounded. Stone Creek Estates, Breezy Hill and Waterstone Estates are decades newer. So one week we are pulling fifty-year-old flooring off a lake-club slab, and the next we are measuring a new build off Ridge Road. Our Forney showroom is a short run south, and we bring the samples to you.

Rockwall's shoreline neighborhoods are the oldest work in the city. Lake Ray Hubbard was impounded in 1968 and Chandlers Landing was laid out in 1970, so the custom homes on that peninsula are past fifty years old. Slabs that age are rarely flat by today's standards, and thin click-together vinyl telegraphs every dip and every old thinset ridge. We grind the high spots and pour self-leveler where it is needed rather than floating a floor over a dish and letting it flex until the joints fail.

Rockwall County sits on the Texas Blackland Prairie. The clay under these houses shrinks and swells with moisture, and in a dry summer it opens deep cracks that move what is built on top of it. That is why we leave a real expansion gap at every wall, never pin a floating floor under a cabinet toe kick or a heavy island, and check for hollow spots under existing tile before we agree to leave it in place.

The newer half of town is a different job. Breezy Hill, Caruth Lakes, Stone Creek Estates and Waterstone Estates are subdivision builds with open first floors, and the request is almost always the same: take out the carpet-to-tile transition and run one continuous hard surface from the entry through the kitchen to the back wall. Long uninterrupted runs need a racking plan, boards pulled from several boxes at once so the pattern does not repeat, and material from a single production run.

Two practical notes. Chandlers Landing is guard-gated around the clock, so we send crew names and vehicle details ahead of the first day and again if the schedule shifts. And the streets around the courthouse square and The Harbor get tight during the outdoor music season, so if your house backs onto that, we load in early. Can you get into Chandlers Landing and the other gated streets by the lake?

Yes. Chandlers Landing is guard-gated around the clock, so we submit crew names and vehicle details before the first day and update them if the schedule changes. The smaller gated pockets along the shoreline work the same way. Tell us your HOA's process when we come out for the estimate and we will handle the paperwork instead of leaving a crew sitting at a call box.

Our house near the lake is from the 1970s and the slab is not flat. Can we still use luxury vinyl plank?

Usually, but only after prep. Slabs from the Chandlers Landing era have settled and been patched, and thin click flooring reproduces every dip and old thinset ridge underneath it. We grind the high spots, fill the low ones with self-leveler, and only then lay the floor. Skipping that step is what causes the flexing joints and clicking noise people complain about a year later.

Do I have to come to a showroom to choose something?

No. Our showroom is at 10 Mustang Court in Forney and you are welcome there, but for Rockwall jobs we normally bring full sample boxes to the house. Porcelain or ceramic for a main living area?

Porcelain, in almost every case. It is denser, it absorbs almost no water, and a through-body product will not show a pale scar where it chips. Ceramic is a fine wall tile and fine in a guest bath, but on a floor taking the whole family and a dog every day the glaze wears through before you are ready to replace it.

Will tile crack if the slab moves?

It can, which is why the membranes and movement joints exist. An uncoupling membrane lets the slab shift underneath without dragging the tile along, and a soft joint over every control joint gives the floor somewhere to relieve stress. That covers the seasonal movement Blackland Prairie clay produces. No membrane survives structural failure, so a slab that is actively separating gets addressed first.

Does tile and grout need to be sealed?

Porcelain does not, since there is nothing for a sealer to soak into. Natural stone always does, before grouting and periodically afterward. Cement grout is porous and benefits from sealing in showers, entries and kitchens. A high-performance grout is far less absorbent from the day it cures and takes most of that maintenance off your list.
